What this job involves
Water under a house is easy to ignore, because nobody goes down there. It is also where the most expensive damage develops quietly: the subfloor, the joists and the insulation sit directly above standing water, and the air in the crawl space moves up into the rooms above.
What we are usually called out to
- Plumbing leaks under the floor
- Groundwater pooling after heavy rain
- Failed or missing vapor barrier
- Blocked or collapsed drainage and downspouts
- Irrigation and sprinkler lines running under the structure
- Condensation from poorly vented crawl spaces
Why speed matters here
Every hour the water stays, it moves further into material that cannot be dried in place. Past roughly 48 hours mold begins to colonize damp organic material, and the work changes from drying to remediation — which costs considerably more and takes longer. Calling at 2am genuinely produces a better outcome than calling at 9am.
How we handle it
The same four stages every time, in this order.
-
Access and assess
We enter with lighting and confined-space procedure, then photograph the full footprint so you can see what is actually down there.
-
Pump and remove saturated material
Standing water is pumped out. Sodden insulation and the old vapor barrier come out with it, because neither will dry in place.
-
Dry the subfloor and joists
Air movers and dehumidifiers are set under the floor, with readings taken at the joists and the underside of the subfloor rather than at the soil.
-
Re-establish the barrier
A new vapor barrier goes down once the space is dry, so ground moisture stops migrating into the structure again.
What we bring
The equipment that arrives is matched to what the readings show, not to a standard van load.
- Low-profile submersible pumps
- Confined-space lighting and ventilation
- HEPA air scrubbers
- Crawl-space rated dehumidifiers
- Pin and pinless moisture meters
- Replacement vapor barrier
